Johnson Development hired Colorado Lease Up as Owner’s Representative for this 230-unit community on the coast of California. The third-party management companies’ staffing or leasing velocity did not satisfy JDA. The site team was closing less than 20% of traffic and offering 6-8 weeks free on all floor plans. Clay was brought in to re-price the units and lead every site tour. Clay immediately eliminated concessions on all ocean-facing units and raised psf pricing on nearly every floor plan. With higher pricing and lower discounts, the team’s closing ratios improved from 20% to well over 40%. In June 2022, CLU closed 60% of their tours and in July closed 80% of all tours. The new pricing and eliminated concessions saved JDA more than $500,000 during lease up.
