Colorado Lease Up was retained by Cortland for a 218-unit development in downtown Dallas. Major freezing and flooding had slowed construction and Cortland decided to contract with Colorado Lease Up to receive units and pre-lease the community. After assessing the downtown Dallas market, Clay re-priced each unit and eliminated all budgeted concessions. Colorado Lease Up staffed the lease up with 2.5 full-time, on-site employees and pre-leased 30% of the community. The project stabilized 120 days after final C.O., six months ahead of the projected pace, and saved Cortland $400,000 in budgeted concessions.
